Real Estate Specialist III (Network Regulatory / Real Estate)
Location: Walnut Creek, CA | Portland, OR | Bellevue, WA | Remote (Work From Home Eligible)
Position Overview
We are seeking an experienced Real Estate Specialist III to support wireless network macro site modification projects across Northern California and Nevada. This role is responsible for managing site acquisition activities, coordinating vendors, ensuring project milestones are met, and successfully handing off projects to the Construction Team.
The ideal candidate will have extensive telecommunications real estate experience, strong project management skills, and the ability to work effectively with landlords, vendors, legal teams, and cross-functional network organizations.
Key Responsibilities
- Manage and oversee real estate activities for wireless network macro site modification projects.
- Drive site acquisition vendors to ensure timely and successful project delivery.
- Track milestones, project schedules, and critical deadlines.
- Conduct lease due diligence and review site-related documentation.
- Represent Verizon in communications and negotiations with landlords and property owners.
- Identify, analyze, and resolve lease-related and real estate issues.
- Escalate project risks and critical issues with recommendations for resolution.
- Coordinate with internal teams including RF Engineering, Construction, Legal, Fiber, and Network Operations.
- Review zoning requirements and land-use regulations.
- Attend zoning hearings and public meetings as required.
- Manage purchase orders and vendor invoicing.
- Review construction drawings, RF data sheets, and lease documents.
- Navigate and complete tasks within FUZE and other project tracking tools.
- Perform site visits as needed.
Required Qualifications
- Bachelor's degree or equivalent work experience.
- Minimum 5 years of relevant telecommunications real estate experience.
- Experience supporting wireless macro site modifications and site acquisition projects.
- Strong understanding of lease agreements and real estate due diligence.
- Ability to manage multiple projects and competing priorities in a fast-paced environment.
- Willingness to travel as needed.

- Proven experience managing vendors and project deliverables.
- Strong knowledge of land-use, zoning, and planning processes.
- Understanding of local and regional environmental regulations and standards.
- Experience in contract management, legal support, project management, or construction.
- Ability to review and interpret construction plans, RF data sheets, and lease documentation.
- Strong negotiation, communication, and relationship-building skills.
- Experience with project tracking and database management tools.
- Excellent analytical, problem-solving, and organizational abilities.
- Proficiency with web-based applications, databases, and Microsoft Office tools.

Work Environment
This position supports a hybrid work model and may be based in Walnut Creek, CA, Portland, OR, Bellevue, WA, or performed remotely from home, depending on business needs and manager approval.
