Job Title: Real Estate Specialist III - Network Regulatory / Real Estate (Macro Modifications)
Location: Walnut Creek, CA / Portland, OR / Bellevue, WA (Fully Remote Eligible)
Position Overview
We are seeking an experienced Real Estate Specialist III to support wireless network macro site modification projects across Northern California and Nevada. This role will be responsible for managing site acquisition activities, coordinating with vendors, ensuring project milestones are achieved, and facilitating successful handoff to the Construction team.
The ideal candidate will have extensive experience in telecommunications site acquisition, lease management, zoning, permitting, and project coordination, along with the ability to effectively manage multiple projects in a fast-paced environment.
Key Responsibilities
- Manage telecommunications macro site modification projects from initiation through construction handoff.
- Drive and oversee site acquisition vendors to ensure project goals, timelines, and deliverables are met.
- Perform lease due diligence and identify potential real estate-related risks.
- Act as Verizon's representative in communications with landlords, property owners, and their agents.
- Review zoning requirements and support entitlement activities as needed.
- Attend zoning hearings, municipal meetings, and site visits when required.
- Track project milestones and provide timely status updates.
- Identify project risks and escalate critical issues to leadership with recommended solutions.
- Collaborate with internal teams including RF Engineering, Construction, Legal, Fiber, Network Operations, and Implementation.
- Review and approve vendor invoices while managing project-related purchase orders.
- Ensure compliance with company policies, procedures, contractual obligations, and regulatory requirements.
- Complete and manage FUZE tasks and project documentation accurately.
- Review construction drawings, RF data sheets, leases, and related project documents.
Required Qualifications
- Bachelor's degree or equivalent work experience.
- Minimum of 5 years of telecommunications, real estate acquisition, zoning, permitting, or related experience.
- Experience managing wireless telecom macro modification projects.
- Strong understanding of lease agreements, site acquisition processes, and landlord negotiations.
- Willingness to travel as required.
- Ability to manage multiple projects simultaneously while meeting deadlines.
Preferred Qualifications
- Experience with wireless telecommunications site acquisition and network deployment projects.
- Knowledge of local, regional, and environmental zoning regulations.
- Strong project management and vendor management experience.
- Experience reviewing and interpreting contracts, leases, construction drawings, and RF design documents.
- Understanding of legal and financial terms related to real estate transactions.
- Proven ability to troubleshoot issues and develop effective solutions.
- Experience working with project tracking and database management tools.
- Excellent negotiation, communication, organizational, and interpersonal skills.
- Strong analytical and problem-solving capabilities.
- Proficiency with Microsoft Office Suite and web-based project management applications.
