Job Summary
The Real Estate Manager (Temporary) supports the organization in site selection, leasing, design, budgeting, and execution of leased real estate assets. This role ensures Brightstar Lottery’s properties align with evolving business needs while providing safe, secure, and sustainable environments for employees.
This position leads delivery of projects across commercial office space, R&D facilities, data centers, operations centers, warehouses, distribution facilities, and showrooms. The role requires strong project management, communication, collaboration, and negotiation skills, along with the ability to solve complex problems, assess risk, and deliver innovative solutions. Exceptional organizational skills and attention to detail are essential.
Responsibilities
Lease Portfolio Management
- Manage and track lease expirations, renewals, and critical dates
- Partner with business leaders to optimize portfolio performance
- Prepare and present reports, analyses, and recommendations
- Collaborate with brokers and external partners on lease strategy
- Lead negotiations for new leases, renewals, and terminations
- Conduct portfolio reviews, benchmarking, and performance evaluations
Project Management
- Partner with internal stakeholders to define business requirements
- Manage projects end-to-end, including site selection, design, planning, approvals, construction, and occupancy
- Develop and maintain project scope, schedules, and budgets
- Provide market analysis and performance benchmarking
- Estimate costs for renovations, relocations, and new site development
- Lead real estate components of RFPs and competitive bid processes
- Manage architects, engineers, designers, contractors, and project managers
- Oversee delivery of commercial, industrial, and critical infrastructure projects
- Scope and manage projects with complex electrical and mechanical requirements
- Collaborate cross-functionally with Legal, IT, EHS, DEI, Sustainability, Security, Finance, Facilities, and Food Services teams
- Negotiate contracts with vendors and oversee construction delivery
- Identify project dependencies and manage critical path risks
Stakeholder Management
- Build and maintain relationships with internal stakeholders, leadership, brokers, and service providers
- Manage external partners including contractors, architects, engineers, and design-build firms
Qualifications
- Bachelor’s degree in Construction Management or related field preferred
- Professional certifications such as PMP, MCRE, or LEED preferred
- 7–10 years of experience in corporate or commercial real estate development or construction
- Experience managing multiple projects in parallel from concept through completion
- Strong project management and change management experience
Technical Skills
- Advanced proficiency in Microsoft Project, Excel, Smartsheet, and similar tools
- Proficiency in AutoCAD or similar design software, including space planning and test fits
- Experience managing RFPs, bid processes, and vendor negotiations
- Knowledge of permitting, building codes, and regulatory requirements
- Understanding of lease agreements and construction contracts
- Familiarity with sustainable building practices and certifications (e.g., LEED)
Industry Experience
- Experience delivering commercial, industrial, and critical infrastructure projects
- Understanding of data centers, laboratories, and warehouse environments
- Ability to manage projects involving complex electrical and mechanical systems
