Position Title: Senior Director, Joint Venture Investment Accounting & Reporting

Your role

Join Digital Realty as our Senior Director, Joint Venture Investment Accounting & Reporting, where you will lead global accounting and reporting activities for a portfolio of joint venture entities, as well as oversee private equity fund accounting and reporting. This role provides strategic leadership, technical accounting expertise, and operational oversight across North America, EMEA, and APAC, ensuring accurate financial reporting, strong internal controls, and consistent application of accounting policies for our joint venture entities.

The role reports to the Chief Accounting Officer and has direct supervision of the Joint Venture (JV) accounting team in the North America Region and indirect oversight of JV accounting in EMEA and APAC Regions, as well as partners closely with investments/acquisitions team, asset management, tax, treasury, legal, internal and external auditors, and plays a critical role in transaction execution, fund structuring, accounting and reporting.

What you’ll do

• Lead the accounting policy for JV formations under ASC 805-60, including initial recognition at fair value, required disclosures, and coordination with Legal, Tax, Treasury and JV partners to ensure seamless execution.
• Review and understand the fair value measurement for JV and fund interests, including model governance, assumptions calibration to market transactions and review of quarterly valuations.
• Lead and continue to develop a global JV accounting team, ensuring accurate, timely, and compliant financial reporting to JV partners and lenders.
• Oversee monthly and quarterly financial close, financial reporting packages, and coordinate JV reporting across regions. Deliver multi‑basis reporting (US GAAP / Local GAAP / fair‑value basis) for ventures, including support for covenant packages for lenders and board‑level materials for partners.
• Provide technical accounting leadership on acquisitions, joint ventures, capital restructurings, and new entity formations. Direct deconsolidation events and retained‑interest accounting (ASC 810/610‑20), including gain/loss recognition and fair‑value measurement of retained equity method interests.
• Provide support to deal and asset management teams on accounting implications of transactions and support due diligence activities, as requested.
• Direct the accounting for capital activity, including capital calls, distributions, waterfalls, and preferred return calculations.
• Coordinate global audit, tax, treasury, and internal control activities of the JV’s and serve as primary accounting contact for external and internal auditors.
• Drive process improvements and standardization/consistency of DLR global JV accounting practices; lead accounting setup and reporting for new private equity fund structures, as applicable.
• Responsible for coordination/oversight of third‑party fund administrators (NAVs, investor statements, capital activity, waterfalls).
• Bachelor’s degree in Accounting, Finance or related field; CPA preferred.
• 12+ years of progressive accounting experience, including leadership roles within real estate, private equity, investment management, or similar industries.
• Deep expertise in equity method accounting, joint venture structures, fund accounting, and complex transactions.
• Strong knowledge of US GAAP, consolidation principles, and internal control frameworks.
• Proven experience managing global teams and collaborating across regions and functions.
• Exceptional verbal and written communication skills with demonstrated ability to partner with senior leadership, auditors and external stakeholders.
• Experience with Yardi and investment accounting systems strongly preferred.
