We 're looking for a Development Financial Analyst to join our Investments team! The Development Financial Analyst will be responsible for maintaining accurate, up-to-date tracking of new data center development budgets and schedules and assist the Director with delivering actionable insights to support project budgeting, forecasting, and investment decisions. This role works closely with project managers, procurement, construction, and various additional project stakeholders to ensure high-quality financial reporting and capital forecasting for pipeline and active development projects. The position requires strong analytical skills, attention to detail, and the ability to coordinate across multiple teams and deadlines.

Responsibilities:

• Maintain live project budgets and capex spend-to-date tracking for all pipeline and under-construction development projects.

• Provide underwriting team with project spend data and budget version variance analysis for Capital and Investment Committee reviews.

• Coordinate monthly with project managers in Land, Power, Construction, and Procurement to compile forecast updates for pipeline and under-construction projects.

• Assist project managers with project spend forecasting by providing detailed historical spend data on a regular basis.

• Assist the Director in conducting historical construction spend studies to enhance project underwriting accuracy and improve monthly cash capex forecasting.

• Assist the Director in preparing monthly project-level reforecasts.

• Contribute to forecast enhancement initiatives aimed at improving short-term cash-flow forecast accuracy and supporting long-term capital planning.

Qualifications:

• 2+ years of experience in financial analysis, budgeting, or forecasting, preferably in construction or real estate development.

• Must have a strong work ethic, detail oriented, and adaptable to new projects and work processes.

• Excellent communication skills and an ability to engage with individuals at various levels and across departments.

• Experience with Yardi and/or OneStream software is a plus.

• Ability to thrive in a fast-paced, dynamic environment and mange completing priorities with a sense of urgency.

Education / Certifications:

• Bachelors Degree with an emphasis in Accounting, Finance, Economics or related field

• MBA/CPA/CFA is a plus
